Work begins on Leeds only new small industrial unit development

Construction has begun at Brookfield Trading Estate, which is Leeds’s only new small-scale industrial unit scheme currently planned in 2020.

Once complete, Brookfield Trading Estate will provide seven new high quality warehouse and industrial units on the southern fringe of Leeds City Centre that are being marketed by leading property consultancy Gent Visick.

Having successfully secured national car and van rental company Thrifty on the front part of the site, Rahon Developments is now developing the rest of Brookfield Trading Estate, which is due for completion in Spring 2020.

The units will range in size from 990 – 4,000 sq. ft and will benefit from being within a secure gated estate and in walking distance of Leeds City Centre.

Paul Mack, director at Gent Visick, who has advised on the development, said: “Traditional industrial areas on the southern fringe of Leeds City Centre such as Holbeck and Hunslet have been under threat for some time, with the continued expansion of Leeds City Centre’s boundaries and the subsequent redevelopment of brownfield land for higher value uses.

“Industrial development land across Leeds is also a rare commodity and due to continued increases in construction costs, most developers have been forced to build larger units. As a result, there have only been a few new small industrial developments in Leeds over the past 15 years, which makes Brookfield Trading Estate an exciting opportunity for local businesses looking for smart and secure new premises.”

Brookfield Trading Estate is situated within the heart of the Leeds South Bank Regeneration District, which has seen significant development over the past few years including the opening of the Leeds College Campus, as well as the new X1 residential development.

Paul added: “With increasing demands on businesses to access markets in shorter timescales, we believe Brookfield Trading Estate, being on the fringe of Leeds City Centre, will prove to be extremely popular.”
