Award-winning residential developer Vivly Living has unveiled a raft of price reductions at two of its quality West Yorkshire developments.
The reductions apply to beautiful stone-built homes at Vivly’s Willows development at Denby Dale and Whistle Bell Court at Skelmanthorpe. Vivly’s third West Yorkshire development, Knowle Grange at Shepley, has just sold out.

Huddersfield-based Vivly is launching this initiative before the radical changes to the Stamp Duty thresholds, announced in the recent Budget, come into force in April.

Paul Brown, managing director of Vivly Living, commented: “These changes are very significant and present a real opportunity to save money, if a house sale can be completed by the end of March. This was the big takeaway from the Budget for anyone wanting to move home. Now is the time to act.”
In 2022 the Government temporarily doubled the level at which people start to pay Stamp Duty from £125,000 to £250,000. On March 31 this year, the level reverts to £125,000. Also in 2022, the level at which first-time buyers were liable for Stamp Duty was increased to £425,000. This will be reduced to £300,000 on March 31.

There are significant reductions at The Willows in Denby Dale, the most sustainable development within the prestigious Vivly Living portfolio. It has undergone the Government’s rigorous Standard Assessment Procedure (SAP) which assess a property’s green and sustainable credentials. Selected properties on the development have received an A rating, the highest SAP accolade there is.

Plot 15, a three-bed, three-storey terraced house is now on the market for £310,000, a reduction of £30,000 on its original price. The new deal includes free Karndean flooring and Vivly range carpets, together with a £500 John Lewis gift voucher.

The show home at Denby Dale, which features a professionally interior-designed show home including all carpets, curtains, blinds, flooring, furniture and furnishings, together with a £500 John Lewis, is now on the market for £325,000. This three-storey end-of-terrace house also has three bedrooms.

Samantha McGregor, Vivly’s Associate Director, Sales, commented: “Situated in the breathtaking Yorkshire countryside, yet still within reach of excellent local amenities, the Willows provides the best of both worlds with a vibrant yet peaceful lifestyle. It is also close to Huddersfield, recently named as the UK’s premier property hotspot.”

Meanwhile there are a number of price reductions at the idyllic Whistle Bell Court in Skelmanthorpe, including Crab Apple, a three-bed, three-storey terraced house, which is now on the market for £285,000, a reduction of £45,000. Again, this includes free Karndean flooring, Vivly range carpets and a £500 John Lewis gift voucher.

Plot 17, another three-bed, three-storey terraced house, has had £50,000 taken off its original price of £350,000 and has the same incentives as Plot 10.

Samantha explained: “These price reductions, combined with the lower Stamp Duty thresholds, mean that there are tremendous savings to be made if you buy before March 31. These savings demonstrate our support to potential home owners to get on the property ladder.

“With these savings on Stamp Duty, plus lower fuel bills in our brand-new energy efficient homes and our commitment to building people-first homes in beautiful locations with friendly communities, we believe there’s no better choice for your next home. We offer chain-free, energy-efficient homes, with fantastic aftercare services to ensure that you can focus on what really matters - like enjoying your wonderful new home.

“As time is of the essence, we are focussed on doing our very best to get every one of our house sales over the line before the Stamp Duty increase deadline. The faster you make your decision, the better. Leaving as much time as possible for conveyancing, mortgage approvals and buyer/seller complications is the safest way to ensure that you’ll be able to take advantage of the current rates. You’re not only buying a gorgeous new house but also making a solid investment into your future.”
