Leading Yorkshire developers Sterling Capitol have unveiled a prime distribution and logistics site by Junction 36 of the M62.

The 29-acre Axis 36 development already has planning permission for a single distribution facility, with the flexibility to accommodate alternative layouts.

Paul Beckett, CEO of Leeds-based Sterling Capitol, commented: “We are delighted to launch Axis 36 to the market. This prime site is located immediately adjacent to the M62 at Goole and benefits from reserved matters planning consent for 527,000 square feet of hi-spec industrial and logistics accommodation. With the benefit of planning consent in place, we can deliver a unit to prospective occupiers swiftly”.

Axis 36 enjoys an unrivalled location with immediate access, not just to the M62, but also to the A161 Goole Link Road, providing seamless connectivity to the inland port of Goole. Just 2.1 miles to the west, the M18 intersection offers an additional gateway to key destinations, ensuring quick and efficient routes to Doncaster, Scunthorpe and the broader Yorkshire and Humber region.

Paul explained “This strategic positioning makes the site ideal for businesses seeking superior access to regional and national distribution networks. Our site can also offer bespoke warehouse and industrial units designed for occupiers’ exact property requirements, subject to planning, with the emphasis on fast and efficient delivery.”

He added: “The Hull and East Yorkshire devolution deal will unlock £400 million in investment over 30 years, driving economic growth, improving infrastructure, and creating high-quality jobs in the region”

Iain McPhail, partner in Knight Frank’s Yorkshire Industrial & Logistics team, who are marketing Axis 36 alongside the Leeds office of Colliers, explained: “Axis 36 offers not only excellent motorway connectivity but easy access to the East Coast ports and to the close-by skilled labour pools of Goole, Howden, Doncaster and Selby. Axis 36 is situated in a growing employment hub which boasts occupiers such as Siemens, Tesco, GXO, Guardian Glass, Elite Furniture and Croda Chemicals.”

The £200m Siemens Rail Village has underlined and confirmed the potential of Goole, with another £40m investment announced in October creating up to a further 300 jobs.

The Rail Village is now bringing up to 1,000 new jobs to the area, as well as 1,700 supply chain job opportunities.

Iain added: “As the regeneration of Goole continues at pace, Axis 36 is an exciting prospect for industrial and logistics occupiers to invest and grow their business.”

Axis 36 is being marketed by the Leeds and Sheffield offices of Knight Frank and by the Leeds office of Colliers.

Rob Whatmuff of Colliers added: “Axis 36 offers a truly oven-ready development platform upon which a large scale, institutional grade logistics facility of over 500,000 sq ft can be delivered immediately.

“Accessibility to J36 M62 motorway which runs adjacent, alongside close proximity to the East Coast ports, have already established the location as a logistics and manufacturing hub with major occupiers who have benefitted from both the transport connectivity and employment availability of Goole, alongside the lower occupational costs compared to other areas of the UK.”
