MEPC, the developer and asset manager behind Wellington Place urban quarter, has announced plans for an extensive upgrade and comprehensive refurbishment of 2 Wellington Place, as it continues to deliver industry leading, sustainable office buildings for the future.

The plans will see 119,154 sq ft across seven floors of the Grade A office building upgraded using state-of-the-art technology to create a highly energy efficient office.

The refurbishment will mean 2 Wellington Place will be future proofed with impressive sustainability credentials including net zero in operational energy and a fully electric Mechanical and Electrical system and will target both an EPC ‘A’ rating and BREEAM Refurbishment Excellent credentials. In addition, careful consideration has been given to reuse materials to mitigate embodied carbon.

Enhancements will also be made to the entrance to create a sleek new sense of arrival with a refurbished reception leading to a stylish exclusive business lounge. The building will also include changing facilities with 15 showers and 140 lockers, a cycle maintenance hub and 152 secure bike storage spaces.

Available for pre-let, work will begin in 2025 and will be completed in the summer 2026.

Miles Jones, development director at MEPC, the developer and asset manager behind Wellington Place, said: “We’re passionate about constructing high-quality, industry leading office space that is at the forefront of sustainability and design. Alongside new build developments, retrofitting plays an extremely important part in creating buildings for the future.

“This is why we’re excited to be investing in one of the first buildings constructed at Wellington Place. 2 Wellington Place will serve as a first-class example of successful, sustainable refurbishment. It will align with the exceptional calibre of our new builds, both from a sustainability perspective, and high-standard interior design, and we’re looking forward to welcoming new occupiers.”

New occupiers will also benefit from being part of the vibrant Wellington Place neighbourhood, which is already home to leading businesses Lloyds Banking Group, JLL and GHD. It boasts a varied range of cafes, restaurants and street food markets, as well as an extensive events and wellbeing activities programme, including everything from Yoga to beekeeping, and is just a short walk from Leeds railway station.
