A North Leeds property that had a starring role in TV series, The Syndicate is now on the market, mirroring the storyline in the hit drama, which concluded earlier this month on BBC1.

Green Meadows, in the sought-after village of Eccup, features as Woodvale Kennels in the series, which was written by Kay Mellor and stars Neil Morrissey, Emily Head, Kym Marsh Katharine Rose Morley, Kieran Urquhart and Gaynor Faye.

The property is now on the market for £1.395m with Leeds estate agent, Adair Paxton. It previously operated as a successful kennels and cattery business, known as Adel Boarding Kennels, and sits in five and a half acres of land.
The large four-bedroom, stone built detached house has three reception rooms, a large conservatory and impressive formal gardens, complete with pond and orchard.

The outbuildings currently include 69 individual dog kennels and 59 cat pens, a detached garage, facilities to stable horses and a further building that was previously used as a dog grooming parlour.

The Syndicate’s storyline revolves around members of a lottery syndicate who work at Woodvale Kennels, which is about to be sold, putting their jobs at risk. However, their fortunes change when they scoop £27m on the lottery, before it’s stolen by the unscrupulous newsagent who sold them the ticket. When they finally recoup their winnings, the syndicate decide to safeguard their jobs and the pets they care for, by buying Woodvale Kennels themselves.

Director, Nicola Thompson, from Adair Paxton, said: “This property has been made famous by The Syndicate and it turns out the storyline about it being put up for sale has come true.

“The property has been very well maintained and the grounds are immaculate. It’s certainly a rare opportunity and there is no onward chain, so it will appeal to buyers looking for a home or business in a quiet location, with far-reaching views and five and a half acres of land, which could accommodate equestrian facilities subject to planning.

“It’s also ideally located in a sought-after part of North Leeds, between Bramhope and Alwoodley, and just a short drive from both Leeds Bradford Airport and Leeds city centre.”
